Yeah, if they posted that 8pm rule publicly and if you had the.... fortitude for lack of a better word, you could sue them to make them stick to the rules they set. Same thing happened when my old man bought a piece of real estate 20 years ago. Agent fucked up and had it as residential listed at $375,000, old man put in an offer for their asking price, and 2 days later the seller changed her mind and wanted to relist it and switch it to commercial for $650,000. An attorney stepped in and put her in her place. She made out on her original deal, but her agent totally fucked her but not looking at the property's potential.

Probably not worth the hassle though. Everything happens for a reason, IMHO God said you don't want that place and probably saved you an ass-load of heartache.
This is what I would do. I would absolutely have your lawyer send them a letter.

This is what I would do. I would absolutely have your lawyer send them a letter.

Exactly, I would spend a couple hundred and have my attorney send a letter with some legal mumbo jumbo and tie up the sale for a month or so.

Exactly it. They pulled a douche move by trying to nickel and dime people so tie it up for them because obviously they're so fucking broke they're counting on that money like yesterday, make them sweat a bit.

The only lawsuit I was ever involved in was a Pastor tried to take me for $25k on a house sale. The loss was all on paper not actually out of my pocket. I went to my atty. and told him about it and also said I am willing to spend 25k with you to collect 25k from him, netting me zero.
Well I did collect 35k with interest and it only cost me 7k to collect it.
I had the pastor served on a Sunday during his service. I received a call from one pissed of Pastor. I said pay me what you owe me and it will be over, if you do not it is going to get a lot worse. I received my money shortly thereafter.
Atty. calls me one day and says hey guess who I got a check from...............

Anymore I do not hesitate and I will litigate shit. Actually I find some sort of sick enjoyment in the litigation process now.

^^^^ you got that right...... we spent 8 months doing this engineering for storm water run off and driveway on this vacant lot... 28k i spent in engineering and township stuff.......... 5-6 weeks away from starting to build, and last week we get a letter from the utility company, they want a 200ft right away across the middle of our ground to put up power lines... directly where we want to build, and everything was engineered for the place the house and shop would go...... what a blow

Charge them 3x that amount plus appraised value for land.

they sent out certified letters to everyone last week, will not discuss payments until after the 15th day, we have a meeting with them thursday morning to see what we will get paid. i hope its alot. land in this area is not cheap, and only got worse over the past yr, to find 9 acres mostly flat that does not require much work is extremely hard to find. i hope its an easy process to negotiate with them and get it done.

Plus charge them market plus 50% for the time you invested in the process.
If they won't pay, tie it up in court til they do.

The wife and I have been trying to find a house to buy. Put an offer on one, but got beat out by a cash offer. Bummer, but I get it.
Yesterday we put in an offer on a house that we both really liked. Sellers stated they would be taking offers up until 8pm. We had ours in by 6pm, and were told we were highest offer. However they received an offer at 11pm that beat us out.
I guess I'm naive but that sure seems unethical. Ill get over it but right now I'm pissed. So much for playing by the rules they set.
It makes me wonder how much higher that offer was than yours, that had the guy disrespecting your offer.......3 hours after the deadline.
